I remember buying my first home.

I was a property lawyer. So I should have known what I was doing, right? Well, I kind of did. I knew the basic legal stuff but there was so much I didn’t know and its all very real when it is you and your money and your making decisions for you and your family.

Fortunately buying my second home was a very different experience. The property market was booming and houses were being snapped up before we could even look at them. We were being asked to make big decisions fast but it didn’t seem anywhere near as daunting.

We saw one property that we liked but there was an issue we wanted to check out. We made an offer with a condition that allowed us to investigate some issues we had further. Initially the vendor wanted more money, but we explained why we wouldn’t pay more and the vendor backed down and accepted our offer.

As it turned out we got a report that suggested the issue was worse than we hoped, and we cancelled the contract. Some people might say that was a loss. We didn’t buy the property and we spent money on the report. But I see it as a win. By making an offer we had an opportunity to buy the property we wanted at a good price and by putting the right conditions on the offer we were able to protect ourselves.

We never would have done that when buying our first home. Either we would have just said it was too hard and walked away or we would have gone ahead not knowing the problem we were buying.

The difference? Knowledge! We knew so much more about buying houses by then and along with knowledge came confidence. The confidence to know what to offer and the confidence to know when to walk away.
